Understanding your warranty
When you purchase a new home, you not only receive an in-depth report on your property but also a detailed explanation of what your warranty covers.
The NHBC Buildmark Warranty is the most common type, covering 70-80% of new build homes. If you are the first owner, this warranty protects you from the exchange of contracts. Other warranty providers require developers to adhere to a consumer code, with the three main codes being:
- New Homes Quality Code
- Consumer Code for Home Builders

new build warranty
A new build warranty functions similarly to an insurance policy and typically lasts for ten years, divided into two parts:
- First two years: The developer is responsible for addressing any issues raised at your property. They are required to fix anything that is not built to the required standards.
- Next eight years: The warranty covers your home for certain structural problems or land contamination.
Additionally, you will receive guidance on exclusions from your warranty, ensuring you have a full understanding of what is and is not covered under your policy. This clarity helps you make informed decisions and get the most out of your warranty.
